Need a house fully fitted with carpets which will then be let out.
Anyone have any recommendations ?

Don't go for the cheapest carpet. Once they fray through, you will be liable for any accident that occurs. Cheap carpets will reach this stage very quickly.

Not foam backed either. There was a cheapish but hardwearing carpet that all the schools had put in Burmatex 4400 or 3230 or similar. Not sure if it can go on timber though. Lot of rented props just go for wood laminate as it cleans ok. What about your bathroom and kitchen areas....vinyl?

Kitchen is tiled and bathroom is ok.
I reckon about 65-70m2 in total

Contract cord carpet is very cheap and hard wearing, it comes cloth(felt) or latex backed these days which is much better than the foam of old which died within months. Usually had a choice of green or blue but more colours these days. We did a whole house in it as a "temporary" measure which ended up staying down for over 8 years.

Used to be very cheap at B&Q of all places (varied between £1.75 and £3 sq/m and we used to drag a OAP with us to get it 10% off on Wednesdays) but I don't think they do carpet any longer?

On some rooms I put grey foam sheet underlay down underneath, it is intended for laminate flooring but is cheap and much longer lasting than foam carpet underlay and takes the hardness out the floor.

Both the other carpet warehouses we used to use have closed so I'm afraid I'm not very helpful on that front.

Plenty on ebay at less than £3 sq/m eg HERE.

For cheap carpet stick to proper small loop cord, the other twist and loop piles don't last as long.

If you are planning on spending more then its all a different ballgame.

The fitting is something to ask about too. Ive noticed fitters given your very basic cheap carpet, just cut it to room size leaving a raw edge by the skirtings. When the room is cleaned round the edges or across thresholds between rooms with the vac hose , it soon starts to fray and looks really untidy and it gets worse every time its vacced. Not a good look to attract decent tenants. Not sure if its lazy fitters or if these cheap carpets cant be 'turned over at the edges ' when they're fitted for some reason, but If they cant , Id go slightly up in quality to get one that can be.

Colourwise Id go for a medium to darkish neutral.
